Buying a House In Caledon Right Now:

Buying a House in Caledon Right Now: When It Makes Sense and When to Wait

You already know the question is sitting in the back of your mind. Is buying a house in Caledon right now a smart move, or a costly mistake in the making?

I have worked with buyers and sellers in Caledon and the northwest GTA since 1987, and that question never really goes away. It only changes shape. A few years ago, parents were telling me their kids would never afford a home. Now those same parents wonder whether the moment has come and gone.

Here is my honest answer. It comes from a recent conversation with my co-hosts on our podcast, Real Estate Without The Noise, where we put one question to ourselves. If we were buyers today, would we pull the trigger?

Is buying a house in Caledon right now a good idea?

For many people, yes.

I say that with some confidence, because all three of my kids bought a home this year. Two of them traded up. My middle child bought her first place, a good-sized condo, at a price she was happy with. She has already been to Europe since, and she is enjoying life as a homeowner.

Here is what I told the two who had to sell first. Your home may not be worth as much as you hoped. A couple of years ago, I would have given you a bigger number. But the home you want to move up to has come down too, especially at the higher end. You may give up a little on the sale. You gain on the purchase. That is a fair trade.

It also helps to remember what the last few years felt like. Prices were higher, but buying was very hard. Today there is a better selection and more room to negotiate, although I am seeing the selection tighten a little.

What can you buy in Caledon and nearby right now?

Prices move quickly, so treat these as real examples from our conversation, not a quote. Ask me for current numbers on anything that catches your eye.

  • A two-bedroom Toronto condo with hardwood throughout sold recently for under $425,000 with parking.
  • A client bought four and a half acres in the country, with a house, rolling hills and a pond with a small sandy beach and a dock, for just over $600,000.
  • Waterfront cottages are showing between about $400,000 and $600,000, in some areas, which surprises a lot of people.
  • One client sold in the city and bought a little further out in Dufferin County for cash. They cleared their mortgage, put money in savings and now live with less stress.
  • My colleague Ruth Ballantyne is seeing 2,000 to 3,000 square foot houses in Brampton coming in under $1 million in some areas, and freehold homes between about $500,000 and $700,000.

In Caledon and the surrounding area, I am seeing some lovely homes on good property that have come down quite a bit. Many of those sellers are downsizing. They still love the place. It has simply become too much house, and most would like to see a younger family come in and enjoy it as much as they did.

You do not always need a cottage when your own home can feel like one.

Why does buying a house feel so scary?

Because it is scary. Every time. Any debt feels heavy, and a mortgage is a long commitment. You have to live somewhere, but that does not make the signature any easier.

One of my co-hosts has bought dozens of houses and flipped homes for years. She still feels scared every single time. On her latest purchase, a brand new townhouse, she used every day of the 10-day cooling off period and called her kids daily to ask if it was the right time. Two of us said we have never had a client who was sorry they bought a house.

There is an old saying that a confused mind does nothing. That is why so many people are sitting on the sidelines right now. Name the fear. Then check it against the facts of your own life.

Buying a house right now: how do you know the timing fits your life?

Sit down and tick the boxes.

  • You have a stable job.
  • Your money is in place, and you have talked to your lender.
  • You have a real reason to move.
  • You feel emotionally ready.

That last one matters more than most people admit. Most people who move right now have a reason. A new partner, a new baby, a downsize. That is a healthier place to start than a headline about the market.

The worst reason to buy is because someone tells you that you will make a lot of money. So do not listen to everyone who says you should not buy. And do not listen to everyone who says you should.

One story from our podcast stays with me. A young family bought a condo in a down market, and everyone told them not to. When they found out they were expecting twins, that condo gave them the equity and savings to move up. Without it, they said, they could not have made the next move.

Another bought in 1989, at what felt like the top of the market. She still lives in that house, and it is worth three times what she paid.

It is not the right time for everyone, and I will say so plainly. If you are thinking about downsizing but are not retired yet, staying where you are for now can be the wise choice. That is a decision, not a failure. If you have reservations, talk them out with a realtor and your financial professional, both will likely ask the questions you have not thought of yet.

What about new build rebates?

If you are looking at a new build, there is an HST rebate window right now. At a recent presentation, a lawyer advised buyers to act sooner rather than later. His view was that builders will raise prices as the market improves, and buyers may not get the full benefit. A sales rep at a new site said that they had sold so many homes that prices were going up.

Rebate rules change, so confirm the current terms with your realtor, lawyer and your lender before you decide.

Your next wise step

Would I buy a home right now? If my life lined up, yes. It is never the perfect time. There is no perfect house, and no perfect market. There is the time when it feels right and you have the ability to do it.
